Terms of renting.
The cabins are rented to adults only. Persons under 18 are welcome if accompanied by an adult.
The terms will bind both participants after the client has confirmed the reservation by paying in the minimum amount the down payment.
TERMS FOR RESERVATION AND PAYMENT.
A bill for a deposit will be sent amounting to 20-30% of the final rental sum or a minimum of 100€. Your reservation will be confirmed once the deposit has been paid by the due date.
The client will receive a confirmation of reservation via mail or e-mail. It includes:
- The name and address of the owner.
- Information about how to get to the place where the keys will be handed over and to the rented cottage.
- Information about costs of extra services.
The final sum must be paid 28 days prior to your reservation date. If there are less then 28 days until your reservation date the full sum is to be paid at once.
CANCELLING YOUR RESERVATION.
Cancellations must always be written (to the homepage or Internet). The cancellation is valid after it has reached the person looking after the reservations.
If the client is able to confirm that the cancellation has been made and delivered to the right address in time, it will be accepted even if the cancellation had been late or never reached the right address. When canceling the reservation, the person looking after the reservations keeps the down payment, if it has been made, and possible office expenses.
If the cancellation takes place later than 21 days before beginning of the reservation, the whole prize will be charged. If another client rents the cottage for the same period of time for the same price, down payment will be charged.
If the client him/herself or a person within the same household gets ill, has a serious accident or dies, the client has a right to regain the payment that has been made excluding the down payment and possible handling fees. The person looking after the reservations must be informed immediately if the reservation is cancelled and the matter must be verified by for example by doctor’s certificate.
THE RIGHT OF THE OWNER TO CANCEL A RENTAL AGREEMENT.
In the case of an uncontrollable event (force majeure) the owner is allowed to cancel the reservation. The customer shall then receive a full refund. If payments are not made by the due dates is the owner permitted to cancel the rental contract without further notice. If the rental period is terminated due to disruptive behaviour there will be no refund.
HOLIDAY IN THE COTTAGE.
Keys will be handed over at the premises of the owner useless otherwise arranged.
The cabin is at the disposal of the customer from 16.00 on the day of checking in to 12.00 on day of checking out.
The number of person habiting the cabins must not exceed the number of beds unless otherwise agreed when making the reservation.
Smoking is prohibited indoors in all cabins.
The owner must be informed of the use of tents, campervans or mobile homes.
The rental agreement includes the use of the cabin, sauna, grill shelter and boat as well as cooking utensils, tableware, mattresses, pillows, quilts and firewood needed for heating the sauna on fire place.
Bedding and towels are not included and are available for an additional charge as stated in our prices.
Cleaning of the cabin during the rental period and at the end of it is to be taken care of by the customer.
Cleaning of the cabin at the end the contract is to be done by the customer or by the owner in which event there will be a charge as stated in our prices.
The customer is to pay for all damages done to the cabin or its contents.
The owner is not liable for any injury to the customer caused by uncontrollable events (force majeure) such as power cuts and natural phenomenon, which are not caused by the owner. Neither is the owner for liable for injury to the customer caused by common natural events.
COMMENTS, COMPLAINTS AND DISPUTE RESOLUTION.
The notifications and complaints must be made to the owner directly during the reservation. In first instance, seek to contract disputes settled through negotiation. If the reason of complaint is not put right, the client has a right to make a written complaint about the matter. If the client and the owner do not reach mutual agreement the client may take the matter further into the consumer complaint board. The agreement applies Finnish Laws and possible disagreements are handled in the local district court. The owner reserves a right to price changes.
